Land
Land is legally defined as the surface of the earth, all that is above it, and all that may be below. However, Sir Charles Fortescue Brickdale, 1913, gave a classical definition as follows: "Land is the place of all shelters in the city, the town, the village and the home. It is the source of food, of materials for construction and manufacture, of coal, gas and oil, of springs and rivers and other essentials for life, indestructible, immovable, it is the foundation of all human activity. Houses and factories, forests and farms, rivers, roads and railways, mines, quarries and reservoirs are all fashioned from the land. It offers endless opportunities for development and discovery. It is the ultimate source of wealth."

Certificate of Occupancy (C. of O.)
Certificate of occupancy (C. of O.) is an instrument of title issued by an authorized Government Office evidencing the right to occupy and use a specific piece of land described in the document together with the survey description of the location under certain terms of contract.

Title Plan
The Title Plan, or Title Deed Plan, is the precise survey plan (with the scale) describing the extent, dimensions and legal boundaries of the piece of land over which a Certificate of Occupancy is issued.

Land Register
Land register, in simple terms, is the record that shows the name(s) of the owner(s) of a given property together with a description of the property as recorded in the land registry.

Sub-lease
A sub-lease is an inferior interest granted by an original lessee for a shorter term than the head-lease.

Ground rent
Ground rent is an annual charge levied on lessees by the authority granting interest in land for the routine administration and maintenance of the lease. It is usually reviewed within a specified period of years.

Premium
Premium is the lump sum charge on land in consideration of future lower annual ground rent. It sometimes provides resources for the provision of infrastructure within the estate.
